By Paul Wenham · Research-based general information, not professional advice
Choose a conveyancer for the purchase you are making
Look for a clear scope of work, relevant experience and advice you can understand in time to make decisions.
A headline price or a promise of speed tells you only part of the story. Ask what the service includes, who will handle your file and how significant issues will be explained.
Compare the service, not just the fee
| Compare | Ask before you engage |
|---|---|
| Scope | Is pre-exchange contract advice included? What is excluded? |
| Relevant experience | How do you approach purchases like mine? |
| Responsibility | Who handles the file, and who answers substantive questions? |
| Timing | Can you meet my actual deadline, and when will I receive advice? |
| Communication | Will I receive an explanation of key issues and available next steps? |
| Total charges | What additional costs or changes could affect the bill? |
| Other reports | How should I send inspection concerns for consideration? |

Check the person and the engagement
Check the appropriate professional register and read the engagement terms. Our selection guide explains the distinction between checking a conveyancer's licence and checking a solicitor.
Ask for a written explanation of the services you are buying before deciding.
Prepare a brief you can send
Include the property type, your stage, the deadline and the questions you want answered. Be specific about any intended renovations or use that matters to your decision.
