Conveyancing costs in NSW: compare the full quote

The useful price is the cost of the service you need, with its exclusions explained. A low headline fee is difficult to evaluate if you cannot see which work or third-party charges sit outside it.

NSW Government guidance distinguishes professional fees from disbursements and recommends requesting an itemised estimate before work begins. NSW conveyancing costs guidance

Build a like-for-like comparison

Ask each firm to complete the same cost breakdown.

Quote itemQuestion to ask
Professional serviceWhat work does this price cover, and does it include GST?
Searches and certificatesWhich are included, which are estimated and which may be additional?
Contract reviewsHow many properties, versions or follow-up reviews are covered?
Negotiation and adviceWhat happens if the contract needs changes or substantial discussion?
Transaction chargesAre relevant registration or electronic-settlement charges included?
Unsuccessful purchaseWhat will I owe if I decide not to proceed?
Changed circumstancesWhich events could increase the fee, and how will you tell me?

These are comparison questions. A firm may offer a narrower or wider service; the important thing is that you understand the difference.

Separate three kinds of number

A quoted amount is attached to a defined scope.

An estimate depends on stated assumptions.

An additional charge may apply if a specified event occurs.

Ask the firm to label each clearly. “Fixed fee” is still worth unpacking: fixed for which work, on which assumptions, with what excluded?

Allow for your property search

If you expect to consider several homes, ask about reviews before settlement work starts. A quote designed around one successful purchase may not answer what you will pay for two properties you reject.

Here is a hypothetical comparison—not a market price guide:

ItemQuote AQuote B
Stated professional fee, including GST$1,200$1,500
Two additional reviews at the quoted rate$600Included
Subtotal for that assumed scope$1,800$1,500

Other charges are deliberately excluded from this illustration. The arithmetic shows why the search pattern matters; it does not establish which service is better or cheaper overall.

Ask what you receive for the fee

Our suggested questions include whether you receive written findings, a conversation about important issues and a defined process for follow-up. Price alone cannot tell you whether that service suits your needs.

Keep purchase expenses outside the conveyancer’s quote in your own budget too. Do not assume the firm’s professional fee is your total cost of buying.

Why there is no “average NSW fee” here

Before You Settle has not yet assembled a verified, like-for-like dataset of current provider quotes. We have not published an average or savings claim that the evidence cannot support.

Use a written quote for your property and compare its scope with alternatives.
