Conveyancers and Property Solicitors in NSW (2026): Compare by the Type of Property You Are Buying
Quick answer: There is no single best conveyancer for every NSW property purchase. For an established house, prioritize competent contract advice, fast reviews and total fee certainty. For strata, you need someone who can interpret financial and defect records. For off-the-plan, prioritize developer contract negotiation. For house-and-land, have the land and building contracts reviewed together. For rural land, prioritize zoning, access, water, title and service issues.
Provisional directory note (31 October 2026): These are ten provisional, unranked firms for the scenario—not ten firms independently proven to be the best in NSW. Inclusion is based on documented service offerings and fit. Most professional fees have not been published, quoted or compared on like-for-like terms. A firm may appear in multiple categories. Specific practitioners' authorisation, insurance, conflicts and live availability require checking before engagement. "Best for" describes a plausible fit based on services advertised, not a verified outcome or endorsement. Commercial relationships and paid placement: Not confirmed.
Prices: A published contract-review fee is not a full conveyancing quote. The category budget is the editor's preliminary planning assumption, not an average, not a quote from the listed provider and not an independently measured NSW market rate. Allow separately for searches, government charges, stamp duty and external inspections.

How to compare providers in plain English
The best five questions to ask every candidate are: (1) Have you handled this exact property type recently? (2) What will the full legal bill be, including searches and extras? (3) How many contract reviews can I get before I buy? (4) Who will actually deal with me and how fast? (5) If you spot a problem, will you negotiate protections or arrange specialist advice?
A firm advertising a provider-advertised no-charge (not confirmed) contract review may provide an excellent service, but the review might be narrower than you expect. Some offices charge per contract; some include reviews if you ultimately complete a purchase. A licensed conveyancer may be suitable for a straightforward transfer, while complex building contracts, substantial strata disputes and planning issues can justify a specialist solicitor. Check the named practitioner rather than relying only on a firm's marketing.
Fee guide: what the directory means by “price estimate”
The following are editorial planning allowances, not independent price-survey statistics and not provider-by-provider quotations. They only cover certain legal services, not the total cost of purchasing property:
| Category | Preliminary legal-fee budgeting assumption | Separate expenses to allow for |
|---|
| Established houses (Torrens title) | A$1,000–A$2,500+ professional fee for a relatively simple purchase (editorial planning allowance, not a measured NSW average or individual-firm quote). | Specialist inspections, searches, transfer duty, registration, settlement and other costs as applicable. | | Established strata (apartments, townhouses and villas) | A$1,300–A$3,000+ for legal work on a routine strata purchase; strata report, inspections and specialist advice additional (editorial planning allowance). | Specialist inspections, searches, transfer duty, registration, settlement and other costs as applicable. | | Off-the-plan purchases | A$1,500–A$4,000+ legal fee depending on contract, variations and long-term follow-up (editorial planning allowance, not a firm quote). | Specialist inspections, searches, transfer duty, registration, settlement and other costs as applicable. | | House-and-land packages and custom builds | Allow separately for land conveyancing (often A$1,000–A$2,500+) and a building-contract legal review (roughly A$600–A$3,000+ depending on scope); negotiations and ongoing construction advice may cost more. Editorial planning allowances only. | Specialist inspections, searches, transfer duty, registration, settlement and other costs as applicable. | | Vacant land, rural property and acreage | Allow roughly A$1,200–A$3,500+ legal fees for comparatively simple vacant land, and A$2,500–A$7,500+ for complex rural/farm transactions with water, Crown or GST issues. Editorial planning allowances only. | Specialist inspections, searches, transfer duty, registration, settlement and other costs as applicable. |
Do not rank by price until scope is comparable. A A$275 pre-purchase contract review cannot be compared with a A$2,200 full-purchase conveyance; neither is an all-in figure for inspections, tax, registration and settlement. Where a firm has no published fee, the directory should show “Quote required”, not assign an invented rate.

New-build purchase: a subcategory of established Torrens-title homes
A newly completed home is still often a Torrens-title purchase, but its legal due diligence is not standard. Confirm the identity of seller, developer and builder, the Home Building Compensation cover, occupation certificates, DA and construction approvals, and whether landscaping, pool safety, drainage or other works remain outstanding. Seek contract terms allocating responsibility and, where suitable, practical security for unfinished work. Do not assume an occupation certificate guarantees every development condition or concealed building element.
Frequently asked questions
Who is the cheapest conveyancer in NSW?
Without like-for-like written quotes, there is no defensible statewide answer. Compare the complete bill and what each service includes, not only the advertised professional fee.
Does a conveyancer need to work in my suburb?
No. Electronic settlement reduces the importance of location. A practitioner with experience in the relevant council, strata scheme or rural area can still offer a practical advantage.
Should I choose a solicitor or licensed conveyancer?
Both may undertake NSW conveyancing. Choose for the transaction's legal risk. Complex building contracts, planning issues or disputes may require additional specialist legal work.
Are building, pest and strata inspections included in the fee?
Usually these are separate services and reports. The practitioner should explain what to order and how the findings affect your legal decision.
How do you decide which are the top ten?
At this stage the lists are ten candidates, not verified top-ten performance rankings. They are based on service relevance documented online; the study must add comparable quotes, licence checks, fee exclusions and service tests before assigning ranks.
Is a five-star Google rating enough to choose a conveyancer?
No. Reviews can help assess communication and responsiveness but are rarely specific enough to prove competence with complex developer contracts, strata defects or rural water rights.
Research methodology and evidence limits
The five scenarios are editorial categories. Entries were selected by reading relevant provider service descriptions and official NSW guidance. Published provider prices have been retained with the service scope attached; all other fee cells say quote required. No firm is claimed to be highest-performing. Provider authorisation and professional indemnity have not been independently verified for each individual practitioner. Commercial relationships: Not confirmed.
